Townhome or Single-Family? Choosing Your Home at Prairie Ridge

Prairie Ridge offers two very different ways to own a new home in northwest Rochester: townhomes and single-family homes. Both are new construction, both are eligible for up to $20,000 in city buyer assistance for qualifying buyers, and both are about 10 minutes from Mayo Clinic and downtown. So how do you choose? Here is how we help buyers think it through.

Start with how you want to live

Before comparing square footage, ask yourself a few questions:

  • How much yard do you actually want to maintain?
  • Do you want space between you and your neighbors, or are shared walls fine?
  • Is keeping the monthly payment as low as possible the top priority, or more space?
  • How long do you plan to stay?

Your answers usually point clearly in one direction.

The case for a townhome

Townhomes are the most accessible way into Prairie Ridge. Buyers who choose them usually value:

  • A lower price point, which pairs well with the buyer assistance to keep monthly payments manageable.
  • Less exterior upkeep and a smaller yard.
  • Efficient, modern layouts with an attached garage.
  • End-unit options that add extra windows and a bit more separation.

The case for a single-family home

Single-family homes give you more room and more flexibility. Buyers who choose them usually value:

  • No shared walls and more privacy.
  • More square footage, including two-story plans.
  • A bigger yard and room to personalize outdoor space.
  • A range of exterior styles, from modern farmhouse to clean contemporary lines.

What stays the same either way

Whichever you pick, you get the benefits of buying new: modern systems and finishes, appliances and washer and dryer included, and fewer surprise repairs in the first years. You also get the same location, with quick connections to Highway 52 and US-14 for getting around Rochester.

Let the numbers settle it

Once you have a feel for which style fits, the best next step is to compare monthly payments.
