How the $20,000 Buyer Assistance at Prairie Ridge Works

If you have looked at Prairie Ridge, you have probably seen the number: up to $20,000 in buyer assistance. It is the biggest question we get at the sales center, so here is a plain-English walk-through of what it is, how you can use it, and how to find out whether you qualify.

Where the $20,000 comes from

Prairie Ridge is being built under an affordable housing agreement with the City of Rochester. That agreement unlocks city-funded buyer assistance for qualifying buyers. It is not a builder gimmick or a loan you pay back later. The assistance is applied at closing on your Prairie Ridge home.

There are two city programs behind it: the Economic Vitality Fund and the TIF (Tax Increment Financing) Fund. Each has its own income guidelines. Most buyers qualify for one program or the other, not both, so the first step is simply figuring out which one fits you.

Four ways to use it 

The part buyers like most: you choose how the money works for you. The assistance can go toward any of these at closing:

  • Purchase price reduction: lowers the price you finance, which lowers your loan amount and monthly payment.
  • Closing costs and prepaids: reduces the cash you need to bring to the closing table.
  • Interest rate buydown: pays to lower your mortgage rate, which can make a noticeable difference in your monthly payment.
  • Down payment: helps you reach your down payment with less of your own savings.

The right choice depends on your goals. If cash at closing is tight, closing costs or down payment usually make sense. If you plan to stay a long time and want the lowest possible payment, a rate buydown or price reduction may be the better play. Your lender can run the numbers side by side so you can see the difference before you decide.

How qualifying works

There is no separate city application to wade through. Income eligibility is verified by your lender during normal mortgage underwriting. In practice, that means:

  1. Talk with us about the home and floor plan you are interested in.
  2. Get pre-approved with a lender. Let them know you are buying at Prairie Ridge and want to use the city buyer assistance.
  3. Your lender confirms which program you qualify for as part of underwriting.
  4. The assistance is applied at closing in the way you chose.

One thing to know up front

Because the assistance comes through a city agreement, every Prairie Ridge home has restrictive covenants recorded on the title. The terms differ for homes sold under the affordable program and market-rate homes. They are standard for this kind of program, but we always recommend reviewing them with your attorney before closing, and we are happy to walk you through what they cover.
