New Construction vs. Resale in Rochester: What Buyers Should Weigh

Most buyers in Rochester start their search on the big home search sites, which means comparing new construction against resale homes side by side. At first glance, a resale home can look like the better deal. Look a little closer, and the math often changes. Here is what we encourage buyers to weigh.
1. Compare the real monthly cost, not just the price
The list price is only part of the picture. With a resale home, you often budget for updates soon after moving in: a roof, a water heater, a furnace, flooring or paint. With new construction, those big-ticket items are brand new. When you factor in likely repairs over your first five years, the gap between new and resale often narrows or disappears.
2. Energy efficiency adds up
Newer homes are built to current energy codes, with better insulation, windows and mechanical systems than most homes built decades ago. That typically means lower utility bills month after month, which matters in a Minnesota winter.
3. Incentives can change the equation
New construction communities often come with incentives you will not find on a resale home. At Prairie Ridge in northwest Rochester, qualifying buyers can receive up to $20,000 in city-funded buyer assistance, which can go toward a price reduction, closing costs, a rate buydown or a down payment. That is money a resale seller is rarely in a position to offer. Read our full guide to how the Prairie Ridge buyer assistance works.
4. Move-in ready really means move-in ready
A new home comes clean, with nothing to strip out or redo. Many Prairie Ridge homes also include appliances and a washer and dryer, which is one less set of purchases to make right after closing.
5. Where resale can make sense
To be fair, resale homes have advantages too. Established neighborhoods have mature trees and finished landscaping, and some buyers want a specific older neighborhood or a larger lot than new communities offer. If those are your top priorities, a resale home may be the right fit, and we are happy to help you find it.
The bottom line
Do not rule out new construction because of the sticker price. Line up the monthly payment, expected repairs, utility costs and available incentives, and compare the full picture. For many buyers, a new home at Prairie Ridge ends up costing about the same as, or less than, an older home that needs work.
